New Home Design Process – Stage 1
 
 
Introduction - After selecting a house plan and an available lot, you will have several options to consider before you meet with the builder to discuss your personal preferences and budget.
Below is a list of options for you to think about before your Pre Construction Meeting. The information you provide us at this meeting will allow us to develop a contract that comprehensively addresses every detail in your home.
 
       Interior Upgrades:
·      Think about the room sizes you want - you can enlarge or shrink rooms to suit your needs (within design and structurally supported parameters)
·      Bonus rooms and basements can be added to some plans. Do you need additional space?
·      Do you need additional windows in any room?
·      Standard countertops are laminate. Do you plan to upgrade any counter surfaces?
·      The standard appliance allowance includes a stove, microwave and dishwasher. Do you want additional appliances included in your allowance?
·      The standard flooring allowance is based on $21.00 per yard. In most cases, this allows for carpet and vinyl flooring. Think about what kind of flooring you want in each room. Do you want to increase the tile or add hardwood?
·      The standard tile package includes a one-row backsplash in the kitchen and bathrooms and a spa tub tile surround in the master. Do you want to upgrade to full tile showers or full backsplashes?
 
Exterior Upgrades:
·      Think about your back patio, front entry steps and sidewalks. Broom finished concrete is standard. Exposed aggregate and stamped concrete are options.
·      Do you want landscaping and fencing included?
 
Pre Construction Meeting:
Bring your ideas!
At the pre-construction meeting, the builder will walk you through an actual blueprint of the model you selected and note changes and additions on the plan. While pricing for some of your upgrades will be readily available at the pre-construction meeting, other upgrades may require additional time for pricing. During your pre-construction meeting, the builder will develop a list of your changes and upgrades. Following the meeting, the builder will contact suppliers and subcontractors for pricing and provide you with a written quote for each change or upgrade before the Contract Meeting.
 
Contract Meeting:
A second meeting will be scheduled to review final plans and your contract.
Your final purchase price will depend on the upgrades you select and the final contract will reflect these decisions. It will be important to make sure we have all of your changes and upgrades addressed at this time to avoid costly change orders. At the time the contract is signed, a 5% non-refundable deposit will be accepted.
You will have several selections to make within allowances specified in your contract. While you may choose to select products, features or services that exceed these allowances, we ask that you make financial arrangements in advance with our office to cover these additional costs. All other home features not assigned an allowance amount in the original contract will be specifically ordered for your new home. Additions or changes made to any non-allowanced item in the original contract may be costly and will add time to your project. Upgrades or changes made after your contract has been signed are an additional charge to you at cost plus 15%.  ALL CHANGES MUST BE COMMUNICATED VIA A WRITTEN AND SIGNED “CHANGE ORDER”.
 

 
New Home Design Process – Stage 2
 
 
Introduction - Building your new home can be a fun and challenging experience. It also involves a significant, and at times, grueling, commitment on your part. A home is constructed of literally thousands of parts, many of which are selected by you. This requires effective communications by both parties to make sure they are properly identified and assembled into the home you picture. Between your vision of your home and our years of experience in the home building industry, we will work together to make your vision a reality.
Rosenberger Construction differentiates itself from the competition by providing design coordination services. A coordinator from our team will be assisting you throughout your project, offering you a unique single point of contact and providing you with hands-on personalized care and guidance during the selection process.
 
Let’s Get Started!
Do your homework prior to your first design meeting!
Our experience has shown that the better prepared you are to make your important decisions, and the more thought you put into your design ideas prior to meeting with us, the better this process will go. Here are some tips on how to prepare for your design meeting:
 
First:
Think about the inside design of your new home.
Think about how you will use each room and how you want it to look. For example:
                 Interior paint color- Your contract provides for one color for all walls and ceilings.
                 Interior stain color if applicable.  
                 Type of wood you prefer for your cabinets. Will you want handles and pulls?
                 Color and type of flooring you want in each room.
                 Countertop surfaces you plan to upgrade if any.
                 Color and type of plumbing fixtures, tubs and sinks.
                 Color and type of light fixtures you prefer.*
                 Shower glass and shower door trim you want.
                 Type and color of kitchen appliances.
*Bath hardware and door hardware will be selected by us to coordinate with this choice.
 
Second:
Consider the outside of your new home.
Imagine yourself standing in the street and looking at the house – what do you see? Think about the following:
                 Exterior paint colors, both body and trim colors.
                 Type and color of stone accents.
                 Exterior light fixtures – color and style.
If your home comes standard with our “Signature Lodge Look”:
                 How do you want your wood garage doors, entry door and beams stained – dark, medium or light.
                 Color you prefer for your accent shakes.
 
Third:
Contact our office to schedule a meeting.
This meeting is scheduled after you have signed a contract and made your non-refundable deposit and can be part of your contract meeting or scheduled at a later date if you prefer. If you choose to set a separate meeting time to discuss design, we encourage you to contact our office within 2 weeks of signing your contract. During the design meeting the Coordinator will interview you regarding your personal preferences, set up a selection schedule and arrange for your personal review of available options in the showrooms of our preferred suppliers. It is essential you keep this first appointment and all subsequent appointments with the designer and suppliers to avoid unnecessary delays of your project.
